What does it take to get real estate license in Texas?

I’ve heard many gurus talk about buying real estate with no money out of pocket. Is this really possible? I want to hear of a strategy that really works not something theoretical.

Real estate: IS there a federal law that allows buyer to accompany broker during an offer to purchase a property? If so, where can i find this info?

i am interested in becoming a real estate sales agent, what are the skills need other than sales technique? Also will i need a license or certificate to become one? What are the commission rates? How long will it to get a license or certificate?

I am looking into real estate foreclosures in oklahoma and they it seeems interesting.The bidding starrts at 2/3 of what the assessor thinks the house is worth but the market valuse of the house is usually higher than the assessed value so there is equity from just buying the house in foreclosure.But i have no money and very bad creit can you tell me the best way to get started.

Can someone give the advantages and disadvantages of not using your own real estate agent to purchase a home? We have never bought a home before, but we consider ourselves to be pretty educated on the subject, as we have done a lot of research. We would most likely use the agent that the seller is using to help us with the paperwork and everything. Has anyone done this, and what would you recommend?
